How do commissions work?

In the past, seller agents offered buyer agents a commission on the MLS. Recent lawsuits have changed the way buyer agents are paid. Commissions are no longer offered by seller agents on the MLS. Buyer-agent compensation is now discussed and agreed to more directly. In many cases, buyers can still ask the seller to cover it as part of the offer, but it is no longer something buyers should assume without talking through the numbers first.

Sellers will still usually pay 2.5% commission to a buyer’s agent. The commission is requested in the offer.

My commission comes from the sale of the property, at closing, if the seller allows.

For buyers:

If seller is unwilling to pay my commission we can work something out. Ideally you don’t have to pay me out of pocket, since home-buying is already financially strenuous.
